Industry consensus consistently points to at least two professional inspections per year, and that aligns closely with the National Roofing Contractors Association (NRCA) guidance on roof inspection frequency, especially for commercial systems in climates with heavy seasonal moisture like Washington. 

If a roof has a lot of foot traffic, mechanical equipment, or repeated service access, quarterly inspections make more sense. We see this on retail centers, warehouses, and buildings where multiple contractors are up there throughout the year. Every trip onto the roof increases the chance of something being disturbed.

Older roofs also need more attention. Once a system gets past its midpoint in service life, things do not fail evenly anymore. Small issues start accelerating faster.

On the flip side, newer roofs still need inspections, but the focus is more on catching installation-related issues early rather than wear and tear.

Skipping inspections entirely or stretching them to once a year is where problems usually start compounding.

A proper commercial roof inspection is not just walking the surface and checking a box. It is focused on where systems actually fail.

Drainage issues are another common progression. Water starts pooling longer than it should. That standing water slowly breaks down materials and saturates insulation below the surface. The roof might still look fine from above while performance is already declining.

Moss growth is often dismissed, but it plays a bigger role than people think. It holds moisture directly against the roof surface. That constant damp contact speeds up deterioration, especially in shaded areas.
