In this video, our PM walks through several common roofing problems we see on real jobsites, including:
• Massive granule loss with fiberglass showing through
• Missing starter metal, leaving the plywood more exposed to moisture
• Exposed fasteners
• Missing sealant where it’s needed
These might seem like small details individually, but they can tell you a lot about the condition and installation of a roofing system. Once the protective granules are gone and the fiberglass is exposed, the shingles have lost an important part of their protective surface. And when roof edges, fasteners, and penetrations aren’t properly detailed, water has more opportunities to find its way into the system.
The biggest takeaway? Don’t judge a roof only by what it looks like from the ground. Some of the most important warning signs are in the details.
